The Search is On: House Tours for First-time Homebuyers

Welcome back! Let's build upon the previous blog post about the VA loan application process.  In this post, we continue following first-time homebuyers Adrian and Nacole as they view houses in search of finding the perfect home.

This blog is packed with invaluable tips for house viewings, offering viewers a glimpse into the world of real estate and empowering them to make informed decisions. Let's dive in!

The Journey Continues

Adrian and Nacole's journey to homeownership reaches a pivotal moment as they embark on six house viewings in search of their dream home in Las Vegas. They navigate the complexities of the real estate market and gain valuable insights into the art of house hunting.

Before embarking on a home tour, it's crucial to define your priorities and establish clear criteria for your ideal home. Along the way, I shared a pro tip with Adrian and Nacole to create a list of must-have features and amenities, as well as any deal-breakers they want to avoid. This helps narrow down the options and streamline the search process.

Insider Tips for House Viewings

For first-time home buyers, it is crucial to approach house viewings with confidence and clarity. From defining priorities to paying attention to details and trusting their instincts, Adrian and Nacole learn the keys to finding the right home for their family by discovering new questions to ask and thinking through the home-buying process.

When viewing homes, it's easy to become excited and overlook key details like the overall condition of the property. I highly encourage you to take detailed notes and photos of each property you visit. This allows you to compare and contrast different homes later on and remember key details that might otherwise be forgotten.

When viewing a house, it's essential to pay attention to both the big picture and the finer details. It is best to look beyond the surface and inspect the property carefully, checking for any signs of damage or maintenance issues. This ensures they make an informed decision and avoid potential pitfalls.

PRO TIP: If viewing a house with a pool, consider these questions:

  1. What type of pool pump and pool filtration system is used?
  2. Is it a self-cleaning pool, or does it need to be manually vacuumed?
  3. What type of pool liner does it have?
  4. Check the pool system and operating software.
  5. Check the pool system equipment.
  6. Is it a heated pool? If so, is it a gas heater, electric heater, or solar heated?

Ultimately, finding the right home is as much about intuition as it is about logic and gut instinct. If something doesn't feel right, it's important to explore those concerns further and seek clarification before making a decision.

Navigating the homebuying process can be daunting, but Adrian and Nacole didn't do it alone, and you don't have to go solo when you're ready to buy a house either. Hiring the right realtor will provide you with guidance and support every step of the way and help you make well-informed decisions to find the perfect home for you.
